NoFlex NYC

Conversion of the 1st-floor mercantile space into a place of assembly space (eating & drinking establishment, bar & lounge) and converting the cellar storage into a commercial kitchen.

Seo Architect was honored to collaborate on this exciting project, bringing together two renowned franchise hospitality business partners from South Korea to launch their first overseas venture—a flagship lounge and bar in New York City.

The project involved converting a first-floor retail space into an assembly space for an eating and drinking establishment, including a bar and lounge, and transforming the cellar storage area into a fully functional commercial kitchen. Seo Architect developed a comprehensive restaurant layout, incorporating seating and bar arrangements for the first floor and mezzanine levels.

Key aspects of the project included redesigning the building's egress to secure a new Certificate of Occupancy, designing new storefronts and exits to accommodate increased occupant loads, and collaborating with structural engineers to modify the first-floor and mezzanine slabs. We also oversaw the installation of roof-mounted mechanical dunnage.

Seo Architect coordinated closely with MEP consulting engineers to design and implement new mechanical, electrical, and plumbing systems, ensuring optimal functionality. Additionally, we partnered with an interior design team to craft seating and lighting layouts while achieving ADA compliance.

This project showcases our expertise in creating dynamic and functional spaces while meeting the complex demands of hospitality design in New York City.
